在日買房貸款流程
貸款和個人條件有很大的關係,審核也比較嚴格。所以銀行要先確認物件的價值性沒有問題才會願意放款。而放款的金額跟利率視個人狀況而定。正常來說年利率為2.5%上下,貸款成數約為5-6成居多。

事前貸款審核
在您提交物件申請書的同時,需與借貸銀行洽談貸款預先審核事宜。
*需提交以下影本:護照和日本當地駕照、最近的健康證明、全年所得稅收據(源泉徴収票)。
銀行送件鑑價,鑑價費行情1.5-2萬日幣左右。

實地看房
完成不動產買賣簽約後,如果您已經通過貸款預先審核的流程,並需要透過融資來支付全部購屋價格,則您需要正式提出貸款申請。正式的貸款申請流程比較繁瑣,需要花費大量的時間。平均而言,完成貸款申請大約需要兩個月的時間。
*不動產買賣簽約時,建議備註如果貸款沒過,契約不生效。不然已經付的10%訂金,會被賣方當作違約金收走。

決定物件
當銀行批准您的貸款時,您必須簽署日文的貸款文件。在日本,貸款協議和貸款抵押(銀行擁有房產作為貸款抵押的權利)通常列於同一合同(金銭消費貸借契約兼抵当権設定契約)。貸款利息通常不會在這一天開始累計,而是在您實際收到貸款款項時(放款日)。最後,和賣方約定結算日,一同至銀行撥款並做塗銷。
